Uploading Documents
Upload documents into your property review workspace.
Each paid review gives you one property workspace. You can upload multiple documents into that workspace, run the AI review, and open the Buyer Property Report from your dashboard.
Dashboard upload flow
- Go to your dashboard and expand the property review card you want to work on.
- Select Choose Files to Upload.
- Select one or more files from your computer or device.
- Select Upload Selected Documents.
- After the files appear in the review, select Run AI Review or Refresh AI Review.
- Use Open Buyer Property Report to view the review output and PDF options.
If you have multiple property reviews, each card can be expanded or collapsed so your dashboard stays easier to scan.
After AI Review has run
Once AI Review has been run, the workspace is treated as used for that property review. You can still add supporting documents and refresh the AI review, but you cannot remove all documents and reuse the same workspace for a different property.
- You can add new supporting documents, such as HOA updates, repair estimates, insurance quotes, or lender notes.
- You can remove a mistaken document as long as at least one document remains in the AI-reviewed workspace.
- You cannot delete every document after AI Review has run.
- To analyze a different property, create or purchase another review credit.
Supported document types
Upload common real estate documents such as PDF, JPG, PNG, TXT, DOC, or DOCX files. Best results usually come from the original digital PDF.
- Inspection reports
- HOA documents, reserve studies, budgets, meeting minutes, and rules
- Appraisal documents
- Escrow or title documents
- Seller disclosures
- Repair estimates or invoices
- Insurance quotes, policy notes, or lender documents
Common upload issues

| File will not upload | The file may be too large, unsupported, or interrupted during upload. | Use PDF, JPG, PNG, TXT, DOC, or DOCX; rename the file simply; reduce file size; try again with a stable connection. |
| Selected files are not uploaded yet | Choosing files only selects them locally. They are not attached until you upload them. | After choosing files, select Upload Selected Documents. |
| Cannot remove the final document | AI Review has already run for this workspace, so the review is locked to this property workspace. | Add supporting documents or refresh AI Review. To analyze a different property, create or purchase another review credit. |
| Report text is unreadable | The document may be scanned, blurry, image-heavy, password-protected, or compressed. | Upload a clearer copy, request the original PDF, avoid screenshots, and confirm all pages are included. |
| Wrong document type detected | The system may not recognize the layout or a combined file may contain several document types. | Use clear file names or upload separate files for inspection, HOA, appraisal, escrow, and disclosures. |
| Missing pages | The file may be incomplete or the scan may have skipped sections. | Confirm page numbers, upload the full document, and add supporting documents when needed. |

Recommended upload order
- Inspection report
- Seller disclosures
- HOA reserve study, budget, rules, and meeting minutes, if applicable
- Appraisal report
- Escrow, title, or closing documents
- Repair estimates or invoices
- Insurance or lender documents
Use clear file names
Clear file names help both you and the system keep documents organized.

After uploading
- Run or refresh the AI review after adding new files.
- If you remove a document after running AI review, refresh the AI review so findings stay current.
- After AI Review has run, at least one document must remain in the workspace.
- Open the Buyer Property Report to view findings, questions, document coverage, and PDF options.
- After downloading your PDF and finishing your due diligence, consider deleting your uploaded documents and review data when you no longer need the online workspace.
