How It Works

Buy a report, upload documents, and get better questions before closing.

KindVest helps buyers organize property documents into a practical, AI-assisted review with risk flags, document coverage, next questions, and a downloadable PDF.

The workflow

1

Choose a report

Buy a Buyer Report for one property review, or Buyer Plus for three full property reports. KindVest is not a subscription product.

2

Create your property workspace

Each paid report creates a workspace for one property. Buyer Plus lets you create up to three property workspaces.

3

Upload property documents

Upload inspection reports, HOA documents, seller disclosures, appraisal files, escrow documents, insurance notes, lender documents, and repair estimates.

4

Run the AI-assisted review

KindVest organizes findings by document type, highlights risk flags, identifies missing document areas, and suggests questions to ask your agent, lender, inspector, HOA, escrow officer, or other professional.

5

Download your PDF report

Use the PDF as a personal review aid for conversations with your real estate team. It is informational only and should be verified by qualified professionals.

6

Delete your data when finished

After downloading your PDF and no longer needing the online workspace, we recommend deleting your uploaded documents and review data when that option is available.

What your report can include

Document coverage

Shows which key property documents have been uploaded and which may still be missing.

Risk flags

Highlights Low, Medium, and High risk items from inspection, HOA, appraisal, lender, insurance, disclosure, and escrow materials.

Suggested questions

Turns findings into practical questions to ask before closing or removing contingencies.

PDF export

Lets you download a shareable report for your own records and follow-up conversations.
